City of Santa Barbara Housing Authority commissioned the construction of this residential facility.

Elements specific to the project

MCG was able to successfully mitigate the challenges of constructing this 3-story facility with podium deck parking. What made this project challenging was that the job site was surrounded on 3 sides by structures within close proximity to the property line and the street, resulting in no space for staging or laydown. This project was a LIHTC project and required construction to be completed within a very aggressive time frame. MCG was not only able to meet the contract completion date but delivered the project one month early.

Project highlights

  • Mitigated the problem of excavation and transportation of contaminated soil of the entire site, and rebuilt the site with clean dirt.
  • Instead of 4 months of delays, we quoted 2 months, yet we required only a 30 day extension to the contract completion date.
  • Built a parking structure on top of 3 story complex with over 125 driven concrete piles – ongoing 5 feet from the popular FM radio station in down town Santa Barbara without excessive noise.
  • Project received several awards for construction and architecture.
  • Combined the production techniques used in large housing developments in a urban setting.
  • Successfully helped the owner to keep the cost of changes of the project to a minimum and well below industry standards.
